Yes. Free forever, no credit card. Each month you get one live market search: every home for sale in that ZIP gets a buy rating, and the top 3 show their cap rate and cash flow. You can also open the full analysis on every listing in a sample market. Starter unlocks the full analysis on every listing in any market you search.
What counts as a market search?↓
One search of a ZIP code. We pull every home for sale there and rank and analyze each one, so a single search can cover hundreds of listings. Re-opening a market whose results are still fresh does not use a search. Opening a single property can use an Airbnb comp check, which is counted separately.
Which plan should I pick?↓
Starter if you are hunting in one or two markets. Investor if you compare several markets each month, want the Market AI Suite report on a whole ZIP, or need CSV export. Pro if you underwrite deals for clients or at high volume and want the STR rules lookup and priority support. You can switch or cancel anytime.
Where does the property data come from?↓
Listings come from a third-party real estate data provider and are pulled live when you search a market, then cached briefly so repeat searches load instantly. Airbnb comp data comes from third-party STR data providers on the Starter plan and above.
Can I change plans later?↓
Absolutely. You can upgrade or downgrade anytime. If you upgrade mid-month, we'll prorate the charges. If you downgrade, the change takes effect at your next billing cycle.
How do the AI features work?↓
The AI listing scan is included on every paid plan: it reads each property description for STR restriction language, condition signals and hidden opportunities. AI Deal Memos write a one-page investment summary with cap rate, cash-on-cash return and a buy or pass call. AI Offer Letters draft a ready-to-send purchase offer from your numbers in seconds. The Market AI Suite (Investor and above) analyzes a whole ZIP at once and returns ranked buy picks with target offer prices. The STR rules lookup (Proand above) summarizes a city's short-term rental rules. Your data is never used to train AI models.
What's an Airbnb comp check, and how do the monthly budgets work?↓
When you open a property, we pull the nearby Airbnbs to back up the nightly rate and occupancy in your analysis. Each fresh pull is one comp check; re-opening a property you checked recently is free, and changing the comp filters pulls a fresh set. Every paid plan gets a monthly budget (25 on Starter, 100 on Investor, 300 on Pro, 800 on Teams) that resets each billing period. Comp checks are counted separately from market searches, so heavy use of one never eats into the other. The usage banner warns you before you run out.
