How do you calculate DSCR for a short-term rental?
Most DSCR lenders divide the property’s rental income (for STRs, usually after a 15% to 25% haircut) by its annual principal, interest, taxes, insurance and HOA dues. Investors often use a stricter version: net operating income after every operating cost divided by the mortgage. This calculator shows both.
What DSCR do lenders require for an Airbnb?
Commonly 1.00 to 1.15 at minimum, with the best pricing at 1.25 or higher. Requirements vary by lender, credit score and down payment.
Why do lenders haircut short-term rental income?
